Why housing stocks rallied after the Democratic midterm sweep
Democrats took both chambers of Congress on Tuesday night in a sweeping victory. The party has said that affordability is a major policy priority, including the cost of housing.
Beyond that, the results led oil prices lower as investors hoped for a quicker resolution to the Iran war now that Democrats control the legislature. That could help cool inflation, which in turn may mean long-term Treasury yields retreat — exactly what the 10-year Treasury yield did today.
Why Opendoor stock is so sensitive to interest rates
Opendoor is in the business of buying and selling homes, so the more active the housing market is, the better the company’s sales. If yields move lower, mortgage rates follow suit, which typically means more buying and selling.

Opendoor also sits on a large, financed inventory. Higher rates eat into its bottom line as it is forced to pay more in interest.
The company reports Q3 results after the close on Thursday, with Wall Street looking for sales growth of about 17%. We’ll see if they deliver.
Regardless, I’m still skeptical of the model long term. I’d be careful reading too much into today.
