Digital Realty Adds AI-Native Control Layer to Its Global Data Center Footprint

Digital Realty Trust, Inc. has introduced ServiceFabric MCP, a new service the company describes as bringing AI-native, programmable control to its network of more than 800 data centers worldwide. The announcement, made Tuesday, underscores a broader push among data center operators to position their facilities as more than real estate — and as active infrastructure for enterprise AI workloads.

The company framed the launch around a simple premise: enterprise AI ultimately depends on physical systems such as power, cooling, and data center placement — including sovereign placement, where data must remain within a particular jurisdiction. ServiceFabric MCP is designed to give customers programmatic oversight of those physical parameters across Digital Realty’s global platform.

Why it matters: as enterprises move AI pilots into production, the bottleneck is shifting from models to infrastructure. Capacity for high-density computing, reliable power delivery, and compliance with data-residency rules have become competitive differentiators for operators. A programmable control layer spanning hundreds of facilities could let customers adjust and monitor those resources the way they manage cloud software today.

The move also fits Digital Realty’s broader strategy of layering software-driven services on top of Platform Digital, its global data center platform. The company has increasingly marketed interconnection, colocation, and orchestration capabilities alongside its physical footprint, aiming to serve customers whose workloads span multiple regions and regulatory environments.

Shares of Digital Realty Trust, Inc. traded at $188.58 in Tuesday’s session, up 1.73% from the previous close of $185.37, giving the company a market capitalization of roughly $65.49 billion. The real estate investment trust specializes in data center, colocation, and interconnection solutions for enterprise customers.

Digital Realty operates in a competitive field that includes other major data center REITs as well as cloud providers building their own facilities. Differentiating through AI-ready services and software controls is becoming a common theme as operators seek revenue beyond leasing space and power.
